Our record for a single house to date is 1hour 10mins for an onsite auction to be sold under the hammer!
That is why at McLachlan Partners we choose to auction onsite rather than take the cattle yard approach of in rooms auction. In room auctions are great for the agent, all the properties marketing expenses are bundled into an impressive package, the agents time management is greatly enhanced, in 1 hour the agent can handle alot of property!
But what about the clients outcome! It is impossible to give the vendors and buyers a fair go in any negotiations as the auctioneer calls the next property onto the screen, with high pressure selling the norm and the buyers are actually removed from the actual item, ie. the property, they wish to buy.
Our recent sale of Stella Street took over 45mins with 3 generations of family participating in the selling decision process, and eventual agreeance of the sale price. The end result was opening bids of $400,000, sold 45mins later by relieved and satisfied and unified family decision at $600,000. Try this result in a crowded room with auctioneer calling for a quick decision. The family may well have buckled under pressure when bidding stalled at $550,000, an extra 30min negotiation meant our clients were earning the equivalent of $100,000 an hour from their agent.
